If you are in the market for some nice pasture, ranch, or hunting land for sale in Texas you may want to sit up and read this carefully. In Texas the tax base is lowered dramatically for what is called Ag land or agriculture land, this is to give farmers and ranchers a much needed tax break and I have no problem with this tax relief for them and most Americans do not have a problem with it either. In Texas there is a little known tax law or tax code that you will not be told about by the local County Appraisal District until its to late, it is call a roll back tax and if you get charged by the Texas County tax assessor it could bankrupt you depending on the value of the land you bought and what the tax bill would have been over the previous five years for the land.

If your wandering yes you did here me right the Texas County Tax Collector will charge you the new owner of the land not the old owner that was in possession of the land and yes I did say five years worth of back taxes on your land for sale in Texas. Want to know all you have to do to get nailed with this tax, just change the use of the land from agriculture to anything commercial or just not with the Texas Ag exemption. If you do change the use of the rural land the Texas County Collector will calculate what the tax bill would have been for the previous five years and yes again that was five years and hit you the new owner of the land with that tax burden, how fair is this.

I have yet to get anyone in the county appraisal district office to explain to me how this could possibly be fair, the only thing you will here from them is do it and pay us. What I don’t understand is how the Texas legislature could let this go on but that’s a discussion for another day like so many things. I advise you if you are looking for land for sale in Texas and it does not matter what county in Texas you need to make sure of the use of the land, how the Texas County Appraisal District Office has the land valued now and over the past five years and if it has been in Ag exemption you need to keep it that way or find another tract of land.

I will give you one example on a land tract I bought less than an hour from Dallas all we did was put a bulldozer on the property and clear the fences that were all grown up and clear out some of the mesquite trees that you can’t even drive a tractor over without busting a tire. This was enough for the Appraisal District to hit us with over a $ 75,000.00 dollar tax bill for what the taxes would have been had it been commercial the previous five years so we had to run fast to our attorney to get out of that one and it was because we had a good attorney.

So if you are looking at land for sale in Texas, make sure of your land use prior to closing and signing a contract, if it is in Ag exempt keep it that way or be prepared to pay dearly.

The only moment we have is now. Our life is a series of ‘nows’, one after the other. Each is precious and we should make the most of them all.

In the abstract, it’s easy to make statements about loving every moment, finding appreciation, living in joy, etc. The reality is we enjoy doing some things more than others, and there are some things we just don’t like doing.

We often call things we don’t like to do things we ‘have’ to do. We like to be in control. Feeling we’re forced to do something weakens that sense of control and we can resent the activity. It seems logical that we wouldn’t choose to do something we didn’t like – somebody must be making us do it.

However, we rarely have to do anything because of outside forces. When we say we have to go to work, it’s not because three big guys show up at our door and physically force us to go. For most of us, we go because we made a commitment and we honor our commitments.

Or maybe we go simply to support our family, in which case it’s driven by a devotion and commitment to family. The point is that we have a choice. We are in control. In this case, we could stay home. There may be consequences we don’t want, but we could exercise that choice.

So the first step to feeling good about any situation is to acknowledge that you have a choice and review it. Look at the real reasons why you’re doing something and the consequences of not doing it. Then decide if it’s worth it to you.

If you still decide you going to do the action, you now have another choice. You can do it feeling resentment and annoyance, or you can try to find some way to make the best of it. It’s your choice. The quality of your moments and hence the quality of your life depends on this choice.

Consider going to the dentist. It’s not a favorite thing for most people. However, you’ve made the decision that you want to maintain good dental health. Regular visits to a dentist are part of that, so you’re going to go. Make the best of it. Look for ways to make the experience enjoyable.

Only you can decide what your unique approach will be.

Maybe you’ll bring a book to read while waiting, or some music to listen to in the chair.

If you have an actual fear of dental procedures, you could decide to try one of the many techniques available for dealing with fears and phobias. It could become an opportunity to develop a useful life skill.

Maybe you could schedule a little extra time after every dental appointment to do something you enjoy.

The point is this: once you decide to do something, find a way to enjoy it. There are always some positive aspects. You’ll find them if you keep looking. Over time your focus will automatically shift.

And as you realize that you do have a choice, you may find yourself exercising that choice to not engage in an activity.

But before you say you ‘have to’ do something, acknowledge how much choice and control you do have. Use your power of choice and focus on making each ‘now’ moment the best it can be.

Planning a Business Meeting

It is worth asking ourselves the following questions:

1. Is the meeting absolutely necessary?

Do you need to call the whole department if only a few members hold the relevant information? Can an

alternative to the meeting (such as a conference phone-call, group email, etc) be as effective.

2. Who is required to attend?

Keep the numbers as small and specific as possible. Smaller groups are more productive and it is much

harder getting larger groups to reach agreement and stay on track. If necessary, it can be a good idea to

then having the staff in at the end of the meeting to communicate the decisions reached.

3. Has an agenda been circulated?

Having an agenda keeps people focused and adds much needed structure to the meeting. Ensure that

the agenda is circulated ahead of time and it is as clear and concise as possible.

4. Are visual aids required and understood?

Visual aids help get points across quickly and succinctly. When conducting a meeting you need to ensure

that the data is accurate, understand where it fits with the agenda and try to anticipate any likely

questions.

The following tips will help you conduct a business meeting:

Always start at the assigned time

The agenda has been circulated in advance so everybody knows the correct start time. Waiting fo

latecomers, or stopping the meeting to tell them what they have missed will make the meeting run ove

time. This will inconvenience those that did make it on time. Also, if people know you will start without

them they will be inclined to improve their time management for your next meeting.

Start with the easier issues

Start with easily resolvable issues first and leave the more challenging ones until the end. By solving the

easier problems first, the participants will have developed a sense of rapport and successfully exercised

their problem solving skills. It will also help the overall productivity of the meeting getting the easie

tasks resolved first. You will then know exactly how much time you have left for the weightier problems.

Be strict with time management

Try to plan an amount of time for each agenda item and stick to it. If the dialogue is going in circles o

no solution looks imminent then note the progress made and move on. Don t try to force a resolution as

some issues could take weeks or months to resolve.

Continue unresolved topics at later meetings

It s always best to try and resolve as much as possible in the original meeting. However, new problems

may come to light, or more data could be required to solve certain issues. Make a note of all unresolved

issues and schedule them for the next meeting, or arrange a smaller meeting with the individuals

directly connected to the issue.

Retrograde Ejaculation or ejaculating backwards or Dry Ejaculation may be defined as the persistent inability to ejaculate forwards through the penis as is normal and to instead ejaculate backwards and into the urinary bladder.

Normally, just at the point of ejaculating, the muscular valve at the base on the bladder automatically snaps closed preventing the semen from moving backwards into the bladder and propelling it forwards instead. When there is retrograde ejaculation this mechanism fails to function properly allowing the ejaculate to take the line of least resistance and move backwards into the bladder.

Causes of Retrograde Ejaculation: Anything that interferes with the closing of the valve at the bladder neck at the point of ejaculation will cause Retrograde Ejaculation. In the main there may be surgical or medical factors at play in this situation.

Surgery to the prostate gland and its nerve supply such as TURP, prostatectomy or bladder surgery, may cause retrograde ejaculation.

Medical conditions like diabetes, multiple sclerosis or spinal cord injury can interfere with the nerve supply to the bladder neck and cause Retrograde Ejaculation or Dry Climax.

Certain medications used to treat high blood pressure or benign prostate hypertrophy can cause this condition as indeed can certain anti-depressants like those in the MAOI and SSRI group of antidepressants.

Retrograde Ejaculation does not of itself cause too much of a problem.
