Commercial Property Investment Los Angeles

Submitted by: Sky Properties

Any property that is used to earn income and profit is a commercial property. Properties such as hotels, malls, shopping complex, medical centers and industrial properties are commercial properties. Like in any other investment, it is advisable to do your research well, so that the property you invest in Commercial Properties generates you a good residual income.

When a real estate investor invests in commercial properties, he does so with the intention of selling it to other businessmen or even renting them. Commercial real estate in Los Angeles is really booming because of the demand. Every day we see a new shopping mall being built or a brand new industry coming up in the heart of the city. Nowadays it seems even hotels come up overnight! One wonders where all the space is coming from! It s because of this demand that investors are showing a keen interest in investing in these properties.

Apart from the demand of course, there are other advantages of investing in Los Angeles commercial properties. The rents yielded from a commercial property here are much better than those who would yield from a regular residential property. Real estate is where the money is, and of course the first thing you look out for when you re investing is whether it s going to be to be a profitable deal. When you invest in commercial properties, you are bound to make good money by renting your property.

The profits made from a commercial property are obviously incomparable to any other type of property in Los Angeles. The very word commercial should explain this. When you invest in residential properties, you will either sell it off once and for all and reap a good profit, or earn from your monthly rentals. However, when you invest in commercial properties, whether you sell off a piece of property or rent it out, you re bound to earn much more, because these properties are being used for businesses of some kind, and hence the worth of these properties is much more!

Follow some basic rules of commercial property investment in Los Angeles to yield the best results. Appoint only one Real Estate Agent on either sole or exclusive agreement .The greatest advantage of limiting yourself to only one agent is that your agent will be able to better focus on finding a potential buyer and selling the property at the best price. Moreover, you save yourself from the hassle of dealing with more than one agent. You will spend less time and money for advertising and marketing of your commercial property in comparison to the time and money you need to spend when a number of agents are involved.

If you ve invested in stocks and bonds, then let us tell you, stocks and bonds are a fluctuating market, and many are doubtful of investing because of this flux, but real estate is a more stable market. As already stated earlier, commercial properties in Los Angeles are highly in demand and this demand is only growing. Hence, investments in this sector are also growing and if you do a proper market survey and keep the basic rules of real estate investment in mind, you re sure to get yourself a great deal!

Israel evicts two Palestinian families from their homes

Monday, August 3, 2009

Two Palestinian families who have been living in East Jerusalem since 1956, were evicted from their homes on Sunday after an Israeli court rejected their appeal filed against the eviction. The eviction comes after increasing international pressure on Israel to stop settlement activity and end home evictions.

Israeli security forces entered the homes at 6:00 a.m. (local time) and forcibly removed the family and international activists who were also living in the homes. At least 19 children were among those removed. Al Jazeera reports that a family was beaten with batons as they tried to get back into their house. JTA reports that Jewish families moved into the homes shortly after the Palestinian families were evicted.

Israeli Prime Minister Benjamin Netanyahu has laid biblical claim to the areas of East Jerusalem and has stated that Jews have the right to live anywhere in the city. Although Jerusalem is internationally recognized as occupied territory, Israel continues to evict Palestinians and instead build Jewish only apartments in the area, an action which is considered to be illegal under the Fourth Geneva Convention. Israel has plans for 350 new apartment buildings in East Jerusalem. U.N special coordinator for Middle East Peace, Robert Serry, condemned the evictions as “totally unacceptable”.

The international community, including the United States, has called on Israel to stop settlement activity and allow for the creation of a Palestinian state.

Wikinews interviews Bill Hammons, Unity Party of America presidential nominee

Friday, October 23, 2020

Wikinews accredited reporter William S. Saturn reached out to Unity Party of America presidential nominee Bill Hammons of Colorado to discuss Hammons’s 2020 campaign for President of the United States.

Hammons, a former Newsweek manager and owner of the website “Bill’s List”, founded the Unity Party in 2004 with supporters of General Wesley Clark’s unsuccessful campaign for the Democratic Party’s presidential nomination. The party, which describes itself as centrist, advocates in its constitution for, among other things, a balanced budget amendment, elimination of the federal income tax, tax deduction for health care costs, a global minimum wage for fair trade, term limits for Congress and judges, lowering the voting age, DC statehood, and expanded space exploration.

Hammons has grown the party with various campaigns for public office.  He ran for US Congress in 2008 and 2010, US Senate in 2014 and 2016, and for Governor of Colorado in 2018.  Last year, Hammons embarked on a presidential campaign and became the Unity Party’s first presidential nominee. Engineer Eric Bodenstab, the party’s 2018 nominee for Lieutenant Governor of Colorado was picked to be his running mate. Bodenstab spoke to Wikinews last August. The Hammons-Bodenstab ticket has qualified for ballot access in Colorado, Louisiana, and New Jersey.

With Wikinews, Hammons discusses his background, campaign, the COVID-19 pandemic, the U.S. Supreme Court, and Black Lives Matter, among other issues.

Christchurch can host 2011 Rugby World Cup final

Tuesday, November 14, 2006

Christchurch, New Zealand‘s Jade stadium says they can host the 2011 Rugby World Cup final if Auckland can’t make a decision on whether or not they should build a new stadium on the waterfront or upgrade Auckland’s current stadium, Eden Park, costing NZ$500 million and $385 million respectively.

Jade Stadium would be able to host the final if they were to include temporary seating to accommodate 60,000 people, required by the International Rugby Board (IRB).

Gary Moore, mayor of Christchurch, said that if they were selected to host the final then they will ask the government for $80 million. The stadium is already planning for an upgrade, worth $60 million but that money will be funded from private and charitable organisations as well as the local and central governments. The current upgrade will see Jade stadium’s seating capacity grow to 43,000 and if they host a quarter-final or semi-final then temporary seating will increase the seats to 55,000.

Trevor Mallard, the Minister of Sport, said that the Auckland City Council and the Auckland Regional Council have both been given about two weeks to tell the government which decision it supports. If they cannot come to a decision then the final will most likely be given to Jade stadium, Christchurch. The least likeliest of all decisions, an upgrade of Carlaw park, but that is designated for a retirement home and on private land.

Mr Moore said that he and “stadium officials had offered Jade Stadium as a back-up final venue at a recent informal meeting with Mallard because of the continuing Auckland divisions over a site. This is about New Zealand Inc, not about Christchurch versus Auckland. What we have said to Trevor Mallard is we are able to put a stadium into Christchurch that would accommodate the numbers they would need as an insurance policy if Auckland cannot get its act together. The Government knows that when Christchurch or Canterbury puts its hand up it delivers with excellence.”

Bryan Pearson, chief executive of Vbase, the company which manages Jade Stadium, said: “It was not uncommon for major sporting venues to add temporary seating for big events. London had included temporary seating for some stadiums as part of its successful Olympic hosting bid. It was not a low-rent option, and was a commercially prudent way to marry short-term opportunity with long-term legacy.”

Mr Pearson hopes that Jade Stadium will not be used for the final as he understands why the government wants a national stadium, “Let’s hope this gets sorted and we can focus our attentions on playing a very major supporting role. We are only a third the size of Auckland, so what we can sustain post-World Cup is nowhere near what Auckland can.”

Warwick Taylor, former All Black, said it will be great if Christchurch can host the final even though he played in the 1987 final at Eden Park. Though Mr Taylor does say that an Auckland stadium is a better idea as a 60,000 seat stadium is more viable in such a large population city. Mr Taylor said that he “had great memories playing at Eden Park and in some ways would hate to see it lose the final. But I also like the idea of a national stadium.”

The New Zealand Rugby Union said that a waterfront stadium and an upgrade of Eden Park are the only two options being considered, and no other stadiums are being considered.

A lot of people are confirming that Christchurch will be able to cope with the huge amount of visitors that would arrive for the final as Christchurch has the highest per capita amount of restaurants and bars in Australasia. The city also features numerous hotels.

If New Zealand cannot deliver a final in a 60,000 seat World Class stadium then the IRB will allocated the final to another country.

How To Buy A Good Down Jacket

How to buy a good down jacket

by

Dilly Danny

Firstly; How to identify a down jacket.

A. Put the down jacket on a smooth desk, with both hands gently pat it, if its feathers of flocculent fleeciness up degree is high, and filled with air, it will be a true down jacket. If its hair dies, fluffy don’t get up, it may contain acrylic cotton.

B. False feather often has fabrics of flocculent in the inner layer, the quantum parts of the feather is acrylic cotton, when buying a down jacket, you should carefully touch and feel it by hand. Comparing internal and external appearance if you feel hard one side, and soft the other side, it is likely a fake one.

C. Please note that some customers thought the more soft it feels, the better it is, MAO infarction is the fewer the better. Actually it’s not, because the feather in total more or less contains some fixed proportion of wool (known as MAO stems). If it feels no MAO, be about to consider whether it is a fake one.

Secondly; how to choose and buy a down jacket.

Choosing a good or bad down jacket is related to consumer interests and possibly brings disadvantages to human health. When choosing and buying a down jacket, you should pay special attention to the following aspects:

A. style: innovative, unique, suitable body, generous, practical.

B. price: generally with a moderate price, if the price is too low, the feather quality cannot assure, it is easy to produce all sorts of quality issue.

C. recovery: press the fleeciness down jacket, then release it, if it rapidly rebound and restore in the original state. it illustrates the quality of the coat is good.

D. preventing drilling performance: the inner material of the coat should have preventing drilling flocking performance. Pat it, if it can be found the eiderdown fluff, it must be an inferior product. Due to the characteristics of eider down with soft cloth with soft nap, a little silk from suture appliances is normal.

E. permeability: feather cannot drill flocking, but should also have certain permeability, for example, if the permeability of fabrics, in material, bravery material are poor, first, when someone is dressed in it, the process of water vapor is not easily to be sent out, it will cause damp and you won’t feel comfortable or warm. Second, it is not easily dry after being washed. The above two factors can make the quality of the coat worse in damp conditions and metamorphism, stink in different degree.

F. bouquet: smell it, take a deep breath clingy eiderdown, avoid buying a coat with a pungent flavor inside. But because it is animal plumage, a certain smell is normal.

Special remind:

(1) The feather on the various markers shall be complete, such as the names and addresses, fabric in material content, feathers, filling the type and HanRongLiang, RongLiang index, washing mark, quality grades, executive standard code, etc.

(2) Special attention should be paid to whether the feather lined with plastic film and fake material without the airtight line makings.

(3) You’d better go to large and medium-sized bazaar with standard feather quality prestige, after-sales service to choose and buy a down jacket. Because it will be helpful for protecting the legitimate rights and interests of consumers.

Surprise demolition of partially collapsed building in Buffalo, New York met with opposition

Saturday, June 14, 2008

Buffalo, New York —Wikinews has learned that, in a surprising turn of events, the city of Buffalo located in New York, has ordered and begun an emergency demolition on a three story 19th century stable which partially collapsed on Wednesday June 11 causing at least five homes to be evacuated. Residents are not happy, and despite the short notice of the demolition, nearly 30 people showed up to protest it. Demolition was not supposed to begin until Monday June 16.

At about 2:30 p.m. (eastern time) on June 13, demolition crew arrived at the stable located at 428 Jersey Avenue and began to unload heavy equipment which will be used to demolish the building. This came as a surprise to residents, as demolition was not supposed to start until Monday June 16.

During the early afternoon hours on June 11, the Buffalo Fire Department was called to scene after residents called 9-1-1 stating that part of the building had collapsed. Material from the building fell into the yards of at least three neighboring houses. Some of the bricks landed inside the building, while some fell into the yards of some houses behind homes on Richmond Avenue, leaving a ‘V’ shape.

At about 3:30 p.m. crews began to demolish a small portion of the stable located behind Joe Murray’s home, a resident who lives behind a portion of the building on Jersey and Richmond avenues. While demolition was taking place, the section collapsed into Murray’s backyard, prompting a call to police. Some residents who own home surrounding the building were inside Murray’s house holding a neighborhood meeting when demolition began. No one was injured when the section collapsed.

“[The building] can come down any minute,” stated Donna Berry of the Buffalo Police Department who also added that when police arrived on scene, they immediately put a stop to demolition, fearing the safety of surrounding residents and pedestrians.

“So many [of the] people [living around the building] are at risk, it makes me want to cry,” added Berry.

Police, local politicians and area residents are concerned that demolition crews and the city are not taking the proper precautions to ensure the safety of residents during demolition.

“[There is] no protection for neighbors. [This is] appalling and beyond negligence,” stated Tim Tielman, Executive Director of the Campaign for Buffalo who was referring to the negligence of the demolition crew.

“[In order to stop demolition] citizens must demonstrate direct harm to themselves,” added Tielman.

The city’s preservation board held an emergency meeting on Thursday to discuss the issue. Wikinews has learned that the owner of the building, Bob Freudenheim, gave the city permission to demolish the building because he would not be “rehabilitating the building anytime soon.” Freudenheim was part-owner of the Hotel Lenox at 140 North Street in Buffalo and was also an advocate to stop the Elmwood Village Hotel from being built on the corners of Forest and Elmwood Avenues in 2006 and 2007, which Wikinews extensively covered. He also financially supported a lawsuit in an attempt to stop the hotel from being built. Though it is not known exactly how long Freudenheim has owned the stable, Wikinews has learned that he was the owner while fighting to stop the hotel from being built.

Tielman states that he was in contact with Freudenheim this morning. Tielman states that Freudenheim “is not spending a dime” to have the building renovated. Tielman states that Freudenheim has offered to sell the building to any interested party for only one US dollar, but that he “flip flops [his decision] constantly,” sometimes wanting hundreds of thousands of dollars for the building. Wikinews has attempted to contact Freudenheim, but so far has been unsuccessful.

City building inspectors were also on scene evaluating the building and ensuring the safety of residents. Donald Grezebielucina states that “some people are on notice to vacate their properties”, but also stated that no other precautions were being taken other than placing “tires and scaffolding” onto the side of 430 Jersey, which sits less than eight feet from the buildings East side.

“The gas has been shut off in case we lost the building, so there would be no explosions or anything like that. It’s so unstable, the structural integrity is gone. The chemical composite of the trusses has changed dramatically and dry rotted. There are three vehicles in the basement which totally disappeared,” stated Grezebielucina to the press while protesters yelled “save our building, save our neighborhood.”

Wikinews has also learned that local residents have consulted a lawyer regarding the issue, and hope to petition the New York State Supreme court to issue an injunction to stop demolition. They states that Freudenheim should be “100% responsible” for his actions, and many are afraid that once the building is demolished, Freudenheim’s charges of neglect will be abolished. Freudenheim is facing housing violations for neglecting the building. Though residents are fighting, Tielman states that “an injunction is unlikely.”

“We had a letter of violation against him. He was supposed to have started work to stabilize the brick this Monday. We all hope this building could be saved. But we’ve got five houses evacuated and we cannot tolerate any further delay. We’ve got to get people back into their homes in a safe condition,” said Richard Tobe, Commissioner of the city’s Permit and Inspection Services.

Demolition is set to resume at 8:00 a.m.in the morning of Saturday June 14.

Mike Lombardo, the Commissioner for the Buffalo Fire Department, believes that the building was built in 1812 or 1814, making it nearly 200 years old. It is one of only three stables still standing in the city.

17 million accounts’ hashed passwords, emails stolen, Zomato says

Friday, May 19, 2017

Yesterday, Zomato, a food ordering and restaurant finding company, announced security breach of more than 17 million accounts, via their official blog. A hacker operating under the alias nclay uploaded evidence to prove they had the stolen data — hashed passwords and emails — for sale, Hackread.com reported. Zomato later announced they contacted the hacker, who asked Zomato to organise a bug bounty programme.

The food ordering company, with 120 million monthly users, said the payment information of the users was not located with this data and was not leaked. Zomato said it uses PCI Data Security Standards.

As a security measure, all the passwords of the involved Zomato accounts were reset and all of the accounts were forcibly logged out from the application and website. The company said only hashed passwords were compromised.

Hashed passwords are encrypted and, per Zomato, every password had a different “salt”, for cryptographic salting was performed before hashing the original password. A “salt” is a random set of characters added before encryption to make decryption to obtain the original passkey more difficult.

The hashed password itself can not be used to access the account. In the blog post before contacting the hacker, saying “internal (human) security breach”, Zomato suggested this could have happened after a worker’s development account was hijacked. After contacting the hacker, and promising a bug bounty programme on Hackerone, they said, the hacker agreed and removed the stolen data which was put on sale on the dark web. Zomato said they are looking forward to working closely with the ethical hacker community on security vulnerabilities.

Australian men, women win 2013 Asia-Oceania Wheelchair Basketball Championships

Sunday, December 1, 2013

Thai-Japanese Bangkok Youth Center, Bangkok —The Australia men’s national wheelchair basketball team, known as the Rollers, and the Australia women’s national wheelchair basketball team, known as the Gliders, won gold medals on Friday, the final day of the Asia–Oceania Zone Wheelchair Basketball Championships in Bangkok, Thailand. The eight day championship was opened on November 22.

Ten countries competed for places at the International Wheelchair Basketball Federation (IWBF) World Championships next year — ten in the men’s: Japan, Iran, China, Malaysia, Taipei, Australia, Korea, Kuwait, New Zealand and Thailand; and four in the women’s: Australia, Japan, China and Thailand. For the Australians, it was a rare opportunity to play teams from neighboring countries. Their efforts to help other teams were appreciated; after one game the Kuwait men led a cheer of “Aussie! Aussie! Aussie!” To which the Thai women replied: “Oi! Oi! Oi!”

Both the Australian teams went through the tournament undefeated. The Gliders defeated China in the gold medal game 57–35. The Rollers then took to the court and defeated Korea 63–46. Iran and Japan won the men’s and women’s bronze medal matches.

This was one of four zone championships. The zones correspond to those of the IPC and FIBA: Americas, Europe, Asia–Oceania and Africa. Each zone is guaranteed one place at the World Championships. Under recently-introduced rules, performance at the Paralympic games gains additional spots for the zone, not for the country. Only the home team is guaranteed a place.

The new zone system has already proved controversial, with Algeria defeating South Africa in the recent Africa Zone Championships in Angola to grab the sole spot allocated to Africa, and Canada missing out on one of the four men’s spots for the Americas zone. In a shock result, these places went to the United States, Argentina, Mexico and Colombia. Great Britain, Turkey, Spain, Sweden, Italy, Germany and the Netherlands are to round out the championships as the men’s teams from the European Zone.

The men’s World Championship are to be held in July next year in Incheon, South Korea, while the women’s are to be in Toronto, Canada. Maureen Orchard. President and Secretary General of the IWBF told Wikinews the women’s competition will in no way be inferior to the men’s. The women are to be put up in a five-star hotel, and play at Toronto’s Maple Leaf Gardens. Without their men’s team competing, the women’s competition is expected to generate considerable interest in Canada. The home team is to be joined by teams from the Netherlands, Germany, Great Britain, France, the United States, Brazil, Mexico, and Peru to compete against the winners from the Asia–Oceania Zone.

The sport of wheelchair basketball has great popularity. In London, additional seats at the North Greenwich Arena sold out online within minutes.

History Of Bournemouth

Submitted by: Susan Ashby

People have been occupying Bournemouth and its surrounding areas for centuries. It was a mere hamlet until early in the 19th century when Lewis Tregonwell, a retired army officer, arrived there in 1810. At that time, the only notable landmarks in the area were a bridge that led to Poole Bay and an inn which catered to weary travellers and a band of smugglers who operated in the vicinity. That inn is now the centre of Bournemouth, The Square.

Impressed with what he had discovered, Tregonwell built a home for his family in the area and purchased several acres of land. He planted several pine trees and constructed a sheltered walk leading to the beach. From these humble beginnings, the town of Bournemouth would soon arise.

It was not log until Bournemouth turned into a favoured holiday destination for the affluent. Once known as the Stourfield Chase hunting estate, the fields surrounding Bourne Stream were lined with shrubberies and walks in the 1840s to impress wealthy visitors.

During the 1870s, the Bournemouth Commissioners had leased all the fields in the area and converted it into what is now known as The Pleasure Gardens. Soon, a railway system was developed. The practice of vacationing near the seaside during the holidays quickly became a popular undertaking.

Two of the prominent figures credited with helping Bournemouth develop during this period were Sir Percy Shelley and Sir Merton Russell-Cotes.

Today, the Pleasure Gardens is one of Bournemouth’s premier landmarks, especially its Central Gardens, which houses the War Memorial, constructed in 1921. Two stone lions stand watch over the War Memorial, which was built around the same time as Saint Stephen’s Road bridge to give the town its unique identity. The memorial was designed by Albert Edward Shervey, the town’s deputy architect, and was inspired by the tomb of Pope Clement XIII.

Above the Central Gardens stood a large sanatorium which provided medical aid to patients with chest diseases. The sanatorium is now a complex of retirement homes known as Brompton Court.

Right beside the sanatorium was the Mont Dore Hotel, site of the current Town Hall. During the peak of its popularity, the magnificent hotel was famous around the world during the 1880s, especially for its luxurious setting. The hotel also owned one of England’s first telephones (its telephone number was ‘3’), a fact which spoke volumes about its prominence and the importance of its clientele. During World War I, the hotel also served as a hospital for wounded soldiers.

In the 19th century, a number of cafes, hotels, cinemas, theatres and concert halls were constructed in quick succession in the town centre.

Bournemouth’s population has also increased dramatically over the years. From a population of just 17,000 in 1880, the population rose to 60,000 by 1900 and to 150,000 by 1990. By 2006, the population had reached 163,000. With this surge in population coupled with the town’s continued progress and its increasing importance in the region, calls for the attainment of official city status have increased steadily beginning in the 1990s.

Aside from its booming town centre, Bournemouth was also renowned for its pier, which was first built in 1856 and featured nothing more than a short wooden jetty. In 1861, George Rennie designed a much longer wooden pier. In 1866, cast iron had taken the place of the wooden piles which had been severely damaged by Teredo worms. However, despite the use of cast iron, the pier was rendered unusable a year later when a gale swept away its landing stage. Following repairs, the pier was used for another decade until a storm caused part of the pier to collapse in 1876, making it unusable for steamboat traffic. The pier was soon demolished and a temporary structure took its place in 1877.

In 1880, a new pier was finally completed. Designed by Eugenius Birch, the new Bournemouth pier featured an open promenade. It was 838 feet long and was about 35 feet wide. A bandstand was added in 1885 and a series of concerts by military bands became a regular fixture at the pier, three times a day during summer and two times a day in winter. Covered shelters were also installed at the pier. A pair of extensions in 1894 and 1909 brought the pier’s total length to over 1,000 feet.

In 1940, as part of a comprehensive effort that targeted piers in the south and east, Bournemouth Pier was demolished to guard against possible invasion by the Germans. After massive repairs, it re-opened in 1946. Over the next three decades, the pier underwent major refurbishment to strengthen its substructure and address corrosion.

By 1985, Bournemouth became the UK’s first local authority to set up CCTV cameras in public places, beginning at the seafront. The town also has one of the UK’s leading libraries, the 9.5 million Bournemouth Library, constructed in 2003. The library is a recipient of the Prime Minister’s Better Public Building Award in the British Construction Industry Awards competition.

South Korean scientists claim they have cloned pet dog

Tuesday, August 5, 2008

South Korean scientists have confirmed that they have completed the first ever commercial cloning of a dog to take place.

Bernann McKinney, who ordered the cloning for US$50,000, has said that she is pleased with the result of the cloning. “They are perfectly the same as their daddy. I am in heaven here. I am a happy person,” she said in a press conference delivered earlier today. The regular charge will be up to US$150,000, but was discounted for the first customer.

McKinney continued the press conference by saying that “Booger [the dog] had a kindness in his heart and I believe that kindness is something that can be, I don’t want to use the word reproduced, but the best way Dr Lee explained it is we can give him his body, you are going to give him the love and environment to recreate the original Booger’s personality.”

McKinney ordered five copies of her dog Booger, which she describes as her ‘partner’ and ‘friend’.

RNL Bio, which performed the cloning said that “we commemorate the world’s first commercial cloning of a pet dog, Booger,” on their website. They also stated that anyone interested in getting their pet cloned should contact them.
